POSITION SUMMARY :

The Financial Analyst will apply their financial and analytic skills to the asset management, leasing, redevelopment, budgeting, forecasting, and overall financial owners of First Washington Realty’s retail properties throughout the United States.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Work extensively in Salesforce to ensure the accuracy of leasing budgets and deal analytics to a 95% accuracy.
  • Approve renewals in Salesforce that hit certain financial benchmarks.
  • Complete lease-related financial analyses such as NPV, value creation, and NOI analyses.
  • Assist in the preparation of REC packages and be able to present credit information and financial metrics to senior leadership.
  • Work closely with our financial planning and accounting to develop new analytical tools.
  • Collaborate with leasing, property management, construction, and legal teams to develop and execute long-term asset strategies to maximize revenue growth and value creation with Asset Management.
  • Assist in preparing for budget season and managing budget call process between leasing, Asset Management and FP&A. Identify and implement process improvements to increase the efficiency and accuracy of information for decision-making.
  • Assist in preparing information used for quarterly financial meetings.
  • Develop positive working relationships both internally and externally and be an active participant in industry organizations.
  • Review the credit of guarantors for prospective tenants and work with leasing team to obtain all necessary documents to complete the credit screening. Provide a comprehensive credit analysis assisting in developing the business case for the deal.
  • Prepare Percent Rent forecast by the tenant based on historical and projected sales analysis with input from center and operations management.
  • Performs other duties and projects as required.

QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:

  • Bachelor’s degree in business management, finance, real estate, or related discipline required.
  • 2+ years’ experience in financial analysis.
  • Possess exceptional Excel skills.
  • Ability to work under tight time constraints and extended hours as required.
  • Ability to understand budgeting and allocation of costs and basic principles of real estate finance and investment.
  • Knowledge of Salesforce and MRI Software a plus.
  • Relies on experience and judgment to plan and accomplish goals.
  • Excellent organization skills.
  • Excellent oral and written communication skills.
  • Ability to handle multiple tasks. Coordinate, manage and communicate efficiently and effectively.
  • Very strong interpersonal skills and the ability to build relationships with stakeholders.
  • Ability to solve unstructured problems where the goal is clear, but the methodology is undefined.

PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:

  • Requires the use of a computer screen for extensive periods of time.
  • Occasional lifting of 15 to 20 lbs.
  • Extended working hours and travel may be necessary.
